DH-Property has received the permit for the extension and sustainability upgrade of its property on Jan van der Heijdenstraat in The Hague. With a double rooftop extension we add two self-contained homes, each with its own house number, to the existing housing stock.
The project is a good example of what building on top of existing buildings can do in a densely built city like The Hague. Instead of using new building land, we use the space above what is already there. In this way new homes can be created on existing sites.
The project goes further than two new homes. The entire building below is also being renovated, refreshed and made more sustainable. The starting point is a very high energy performance, with energy label A++++. That brings three goals together: adding living space, improving existing property and substantially upgrading the housing stock.
We value the cooperation with the municipality of The Hague and are pleased that we can now make this project possible together. Good consultation between the municipality and market parties is essential for expanding The Hague's housing stock. At the same time we want to draw attention to the speed of permit procedures. We waited around two years for the permit for this project. In a period of serious housing shortage that is, in our view, too long. When feasible housing projects can be assessed and approved more quickly, homes can actually be built and lived in sooner. We therefore hope that the municipality and market parties will work together even more closely in the coming years to speed up procedures where possible.
With the permit in hand, DH-Property can move on to construction: two new sustainable homes, a fully renovated and upgraded existing building and better use of the available space. For us, Jan van der Heijdenstraat is exactly what urban property development should be about: improving existing buildings, making them more sustainable and adding new homes at the same time.
